Building Survey Technical Due Diligence (TDD) is recommended to ensure that all clients considering real estate transactions are made fully aware of associated liabilities prior to entering a legal commitment to acquire, dispose of, or lend against property.

Understanding the full technical condition of the asset(s) is essential, and at Anstey Horne our specialist TDD team provides clear and objective technical advice in assessing risks, highlighting value and uncovering potential issues that could impact upon compliance, performance and property returns.

For Investor and Lender clients, key areas of advice will include:

  • The condition of the property and the life expectancy of main elements, including immediate and future anticipated repair and replacement costs.
  • The quality of the base-build design and installation along with any subsequent relevant works, highlighting any shortcomings and the need and scope for upgrades and alterations.
  • The quality of maintenance, and future service charge considerations.
  • The likely presence and implications of any deleterious materials.
  • Statutory compliance matters such as fire safety and energy efficiency, so that the implications of any non-compliance issues can be considered, and possible solutions offered.
  • Comment on any legal issues arising from the matters on which we are reporting, and liaison with Client legal advisers as necessary.
  • Key lease, dilapidations and asset management considerations.

Advice provided to Occupier clients will have additional focus upon:

  • Condition and life expectancy detailing immediate and future repair requirements needed in the subject demise, and any property wide issues that may adversely affect service charge.
  • Design and occupancy issues measured against appropriate benchmarks and guidelines to assess whether the demise is suitable for client requirements.

Our advice assists Occupiers to appreciate the technical, programme & cost implications of their proposed leasehold acquisition, and our reports are used as a negotiation tool to reduce price, initiate repairs or improve lease terms.

Reports prepared for Vendor clients will identify significant issues or statutory non-compliance which may affect the value of the property. The reporting process allowing any issues identified to be rectified and missing information to be provided prior to going to market. Reports are made available for reliance by the potential purchasers, avoiding the need for each purchaser to carry out their own surveys and allowing them to make informed decisions on the same basis.

We can also provide specialist peer reviews of deal room vendor TDD reports for investor clients, to ensure that these reports prepared for the vendor team are sufficient in scope, accurate in their findings and generally suitable for client assignment / reliance.
