PBSA schemes turn on specialist questions. Whether a neighbour can hold up your massing, how the fire strategy shapes cores and layouts, what the party wall position means for your start on site. Get one of them wrong and the scheme changes shape late, which is when changing shape costs real money.
The problem is rarely the quality of any individual piece of advice. It is that four consultants answer four questions separately, and nobody reconciles them until the design is already committed. Our specialists sit in the same business and work the scheme together from feasibility. Where their advice pulls in different directions, that gets settled between them first. You receive one position, with the trade-offs explained, and you spend your time deciding rather than reconciling.
Delivering to a Date That Cannot Move
Term starts whether the building is ready or not, and every conversation on a PBSA scheme should be measured against that. We plan backwards from it, and we keep it in front of you, because the risks that do real damage are the ones nobody mentioned until they were unavoidable.
So you will hear from us early when a programme does not work, when a gateway approval looks likely to take longer than the appraisal assumed, or when a design decision is quietly building a problem into the handover. Those conversations are easier in month three than in month twenty. We stay with the scheme from feasibility through to occupation, with the same people throughout. You should not have to explain your own building to a new team.
Cost Certainty and Quality on Site
A PBSA cost plan is only as good as the information behind it, which is why ours is built by people who have seen the fire strategy, the party wall position and the gateway submission rather than working from a schedule of areas.
Through construction, our specialist consultants check what is being built against what was contracted, whether it be a cost or quality as they must not be mutually exclusive . On higher-risk buildings that matters twice over, because a change made on site without being recorded properly is a problem at Gateway 3 as well as a problem in the valuation.
We would rather find it in week ten than in August. You will get the position as it actually stands,
including when the number has moved, because a cost report that only ever confirms the last one is
not telling you anything.
